Amesta Living Launches New Type of Housing to Meet Market Demand

Surabaya (15/05) – Amesta Living Surabaya Integrated Area continues to expand to strengthen its position as a new integrated development in the Surabaya region. Following the success of launching highly sought-after residences, Amesta Living is introducing new house types to meet consumers’ expectations and needs, particularly in Surabaya.

Through the special sales program titled “Everything Starts From Home,” Amesta Living is introducing three new house types that offer numerous advantages in terms of design, functionality, facilities, and relatively affordable pricing. Still emphasizing a modern-simple concept, these new house types are believed to meet the expectations and needs of residents seeking housing facilities that prioritize family harmony.

Amesta Living is a development project by PT Graha Abdael Sukses (GAS), a collaboration between PT Intiland Development Tbk (Intiland; DILD) and PT Abdael Nusa. In addition to its strategic location on the Nol Outer East Ring Road (OERR) or Jalan Lingkar Luar Timur Surabaya, East Java, the Amesta Living area provides a range of property needs, including residences, SOHO spaces, retail, commercial, and lifestyle mall.

Hans Wibisono, Managing Director of PT Graha Abdel Sukses (GAS), explained that the launch of these new house types represents the developer’s commitment to meeting residents’ high interest in living at Amesta Living. Apart from its strategic location, Amesta Living is developed with a strong concept of a comprehensive residential area that meets the community’s needs.

“Since the successful launch of this area at the end of 2021, we have known that there is a very high interest among residents in living at Amesta Living. We believe these new house types can become a favorite choice for residents. The target buyers are first homeowners and those looking to upgrade their living standards in a better environment,” said Hans Wibisono to the media at Amesta Living, Surabaya, on Monday (15/05).

At this launch, Amesta Living introduces 82 units divided into three types: Kyra, Severa, and Merra, located in the Loka Cluster. These three types are compact homes that cater to the upper-middle consumer segment.

These latest home types are built on land ranging from 50 m2 to 105 m2, with buildings ranging from 59 m2 to a maximum of 126 m2. Targeting the upper-middle consumer market, the new house types are marketed starting from approximately Rp1 billion.

Kyra homes are built on 50 m2 of land with two options for building sizes: Standard (59 m2) and Deluxe (65 m2). The company offers only 28 Kyra units marketed at a starting price of Rp1 billion.

For larger home needs, the company offers Severa types on 90 m2 of land with two options for building sizes: Standard (77 m2) and Deluxe (84 m2). Severa types are available in 32 units priced starting from Rp1.6 billion.

Merra homes are the largest. These are built on 105 m2 of land with two options for building sizes: Standard (101 m2) and Deluxe (126.5 m2). The company offers only 22 Merra units priced starting from Rp2 billion.

“By launching these three new types, we aim to provide the community with a bigger experience, creativity, and opportunity. We always strive to provide the best for consumers through these new house types in terms of design, quality, functionality, and affordability,” added Hans Wibisono.

Hans Wibisono is optimistic that consumers will well receive these new types of houses. Besides considering the community’s high interest in living in Amesta Living, most home seekers come from the millennial group with fairly high purchasing power. This consumer segment tends to focus on seeking quality housing, not only in terms of product quality but also in the living environment.

“We are confident that these new types of houses can meet their needs. From this launch, we target sales of Rp120 billion with a turnover target of 18 months,” he further stated.

Harto Laksono, Marketing Director of Intiland for the Surabaya region, revealed that the interest of Surabaya residents in living in the Amesta Living area is quite high. This was evident when it was first launched; Amesta Living successfully marketed more than 259 housing units in one day. This success is not unrelated to the excellence in the concept of integrated area development and its strategic location, namely on the OERR zero line, which is a national road with a width of 60 meters stretching from the north side of Surabaya to Juanda International Airport, Sidoarjo.

The houses in Amesta Living are designed using a Japandi (Japan and Scandinavia) design concept that prioritizes aspects of life balance, simplicity, practicality, tidiness, functionality, and multi-functionality. This design concept arises from young people’s awareness of the importance of balance between humans and nature.

“We continue to strive to provide the best innovations in every property product, thus meeting and fitting the needs of society today and in the future,” said Harto Laksono.

Amesta Living has become an integrated residential area that is very easy to access. This area is also close to various public facilities and toll road access connecting Surabaya, Sidoarjo, and Mojokerto.

Maintaining the design concept of the area with a biophilic approach, Amesta Living emphasizes the creation of harmony to bring a healthy environment that encourages creativity and a more productive life in each of its developments.

This commitment is also reflected in the design of these new types of houses. The layout arrangement between spaces can be maximized, the function of each room can be optimized, and the use of large windows makes air circulation smooth.

Professional estate management also manages the Amesta Living area, which is equipped with various supporting facilities, such as commercial facilities, education, social living, and various public areas used as communal facilities.

Real Estate Market Trends Improving

The company is optimistic that the condition of the property sector will gradually improve, and sales performance is also projected to grow positively. With the end of the COVID-19 pandemic, overall property market conditions are showing positive signals, especially in the housing development segment.

“The demand, purchasing power, and interest in property investment among the public are showing signs of improvement. The interest rate for credit is also relatively stable, providing confidence and positive signals for improving the property market, particularly in the housing segment. We see the current situation as the best momentum for property purchase and investment for the public,” explained Harto further.

The East Surabaya area has excellent development potential. Massive public infrastructure development by the Surabaya City Government will increase the long-term value of the East Surabaya area, thus attracting consumers and property investors, especially those looking for more affordable property products.

“It is our commitment, Intiland and Abdael Nusa, to collaborate to bring innovative area development and housing products. Our commitment is not only to provide quality homes but also a living environment that can be the start of a new life for its residents,” said Harto.

The development of Amesta Living represents a strategic synergy between two experienced property developers with a reliable track record. This collaboration combines experience, resource strength, and shared vision to deliver the best properties for the community.
