Surabaya (03/10) – The national property developer, PT Intiland Development Tbk. continues the development of its mixed-use project Spazio Surabaya with the construction of Spazio Tower. Cosmas Batubara, Intiland President Commissioner, and the company’s management led the construction project’s groundbreaking ceremony, on Friday, October 3, 2014.
Spazio Tower is the company’s latest project in Surabaya, said Sinarto Dharmawan, Intiland Vice President and Chief Operating Officer. The tower is developed to anticipate the need for office space and the lifestyle of the people. The building will come complete with various facilities, such as a hotel, convention room, retail and food & beverage (F&B) centers.
“The trend and lifestyle of working people continue to evolve. We are anticipating this trend by creating space which can accommodate this change with focus on efficiency and productivity,” said Sinarto.
Spazio Tower is a strata title office building which is a part of Graha Festival development project—a superblock developed in western Surabaya. The Graha Festival megaproject includes several apartment towers, office building, international hospital, shopping center, sports and family recreation hub, and restaurants. The project will include the construction of pedestrian area of almost two kilometers long and 20 meters wide. The area is to be developed further into outdoor mall, cafe and al fresco area.
Taking up an area of 5,380 square meters, Spazio Tower will have 20 floors with building area reaching 61,053 square meters. Of the total floor area, 11 floors are set up for office space, six floors for hotel, two floors for supporting retail area and F&B, and five floors for basement parking. For office space, there are 176 office space units with various sizes, from 65 square meters to 192 square meters.
Spazio Tower is to be completed with starred-hotel facilities to accommodate business needs. The hotel will take up six floors and has 130 rooms of different types.
Intiland management estimates the development of Spazio Tower will need around two years to complete, with the target for handover to consumers at the beginning of 2017. Even though the company has not launched the project, it has received positive responses from consumers. As of September 2014, the company already received order for 33 percent of the total units. The company plans to launch the project in mid-October.
Spazio Tower enjoys a strategic location at the premium business area in West Surabaya. It has an easy access to Surabaya-Gresik and Surabaya-Mojokerto toll roads. The location also provides access to West Inner Ring Road and Outer Ring Road, thus, people can reach other strategic locations around Surabaya.
Energy-Friendly Concept
Aside from its strategic location, Spazio Tower has another leading edge as it is designed as an environmentally friendly building. Besides working 24/7, the electrical system is installed independently in each office unit. The office corridor of Spazio Tower also will apply a natural air exchange system so that there is no need to use air conditioner, which means saving energy and friendly to environment.
“From business point of view, the concept for Spazio Tower is profitable as it will be more efficient in terms of office operational cost. Furthermore, with the various facilities available on site, business mobility and needs area available on one spot,” explained Sinarto.
Sinarto is optimistic the property market in Surabaya will continue to grow. As the second biggest city in Indonesia, the demand for property products for residential, office and business continues to grow. Intiland is committed to developing new projects in Surabaya.
Besides Spazio Tower, Intiland is also developing Praxis superblock, located in Surabaya business hub. The project has various facilities, comprising vertical residential (apartment), office space, retail space, theaters, a hotel, a multi function hall, a food court, and an exhibition hall.
