Jakarta (26/11) – Property developer PT Intiland Development Tbk (Intiland; DILD) launches a new development concept in the Talaga Bestari residential area, Tangerang, Banten. The development of this 80 hectare new concept area was marked by the launching of DUO, a new cluster offering modern, innovative and affordable housing.
Permadi Indra Yoga, Director of Business Development at Intiland, explained that the new development concept of Talaga Bestari will be carried out in stages. The Company has prepared a master plan for long-term development in accordance with the rapid development of Tangerang City, particularly with the construction of a new toll road located right beside the Talaga Bestari housing estate.
“We will present a residential area with a completely new concept that meets the needs of the community, especially young families. Ease of access, comfort in the environment with a neat home design and affordable prices are the key words for this new development,” said Yoga at a media conference held in Jakarta (26/11/2020).
The development of DUO testifies to the Company’s commitment to providing modern housing that suits the needs and demand of the market. In developing this new cluster, the Company collaborates in synergy with PT Quanta Land Indonesia (Quanta Land) as the development and marketing consultant.
The Company is catering to the relatively strong market demand for good and quality residential products at affordable prices, especially in Jakarta’s buffer cities, such as Tangerang, Depok, Bogor and Bekasi. The residential market for landed houses with prices below Rp1 billion tends to be very active, and with a large market potential.
“The market potential in this segment is wide open, especially involving young families who are looking for their first home,” stated Yoga.
Occupying a development area of 6.2 hectares, the DUO cluster features 464 compact houses that offer various advantages. As the name implies, the types of houses in the DUO cluster are well designed and provide manifold benefits, such as two facades (house views), two parking lots, two parks, and various other double advantages.
Marketed with a starting price of Rp700 million, DUO offers two types of options, namely the 3-bedroom and 4-bedroom types. Both types have two variants each, namely Standard and Corner. All types are equipped with roof deck, a special room on the top (3rd) floor as a gathering place with family.
Type A Standard has a building area of 65 square meters and a land area of 50 square meters with 3 bedrooms and 2 bathrooms. Type A Corner has a land area of 50 square meters and the building area reaches 74 square meters, with the same number of bedrooms and bathrooms.
Type B Standard has a land area of 55 square meters and a building area of 84 square meters with 4 bedrooms and 3 bathrooms. Type B Corner has the same number of bedrooms and bathrooms, but the building area is 89 square meters and the land area is 55 square meters. All DUO housing types have a width of 5 meters and the length varies from 10 to 11 meters.
Yoga explained that DUO is a residential complex designed in a modern, elegant, and minimalist architectural style. It optimizes the layout based on functionality considerations. These houses feature large windows at the front and rear sides, to provide maximum natural light and excellent air circulation.
DUO is aimed at young couples and millennials who want to have “luxury” at an affordable price. The affordability factor is key here, as the Company aims to provide young families with houses that are of good quality and in line with their needs.
Quanta Land’s co-founder, Denny Asalim, stated that this collaboration is a joint commitment between Intiland and Quanta Land to provide housing that improves quality of life. Previously, the Company had successfully launched two new housing types in The Forest cluster, namely Angsana and Akasia, in Talaga Bestari.
