Jakarta (08/22) – Property developer PT Intiland Development Tbk (Intiland; DILD) has begun the construction of South Quarter Residence (SQ Res) apartment building. This development was marked by the groundbreaking ceremony held by the management of Intiland on Thursday, 22 August 2019.
Permadi Indra Yoga, Director of Business Development of Intiland, explained that the SQ Res construction is a key stage for the Company in developing the South Quarter area. The construction of SQ Res will complement the concept of development for South Quarter as an integrated and modern office area encompassing 7.9 hectares of land.
“SQ Res will complement the South Quarter area as the best neighborhood for working, living, and doing activities. We are presenting a comfortable, modern concept of a residence that will be part of the modern and sophisticated lifestyle of business communities,” he said further.
Situated on a 1.3-hectare piece of land, two apartment towers will be built, with each having 21 floors. Each tower will offer 366 apartment units, making a total of 672 apartment units of various types in both towers.
The 1-bedroom (1BR) type will be the smallest type, with total area of 36 m2 and 45 m2. The 1-bedroom plus study room (1+1 BR) type will have an area of 60 m2. To address the demand for larger apartments, the Company has designed the 2-bedroom (2BR) apartment type with total area of 86 m2 and 93 m2.
An even larger residential unit is also available at SQ Res, called the Dual Key type, with a total area of 117 m2. The Company limit these Dual Key type to 42 units per tower, making up a total of no more than 84 units.
The Company is offering these apartment units at prices from Rp1.4 billion (for 1BR) and up. The largest type, the Dual Key that comes with three bedrooms, is marketed starting from Rp4.8 billion.
Yoga described how SQ Res, as a residential area, has been developed with an underlying theme of “Oasis in the City”. This concept embodies a resort-style modern residential space that comes with supporting facilities and a convenient area for socializing, relaxing, and hanging out with friends and family.
SQ Res is also equipped with the best facilities, from sports venues such as swimming pool, jogging track, fitness center, to restaurants, cafes, multimedia room, library, meeting rooms, and children’s playground. The residential space is going to feature sauna and spa, multifunction hall, ATM center, as well as parking lot for cars and bicycles, yoga studio, health center, and a community concierge that will provide housekeeping and laundry services, as well as shoe & bag maintenance.
The apartment complex will be equipped with a 24-hour security system, providing peace of mind and ease of access to all residents. For added comfort of its residents, a supermarket will be built, along with a host of notable restaurants within walking distance from the towers, namely at the Coca-Cola SQ Dome area.
“All these facilities will provide ease and comfort for the residents, as everything can be accessed with only a short walk,” explained Yoga.
SQ Res also boasts superiority in terms of location. Situated at the premium corridor in the central business district of TB Simatupang, SQ Res is within a short distance to full-fledged entertainment and lifestyle centers, such as Pondok Indah area. South Quarter’s location is also close to various public facilities, such as international schools, hospitals, and shopping centers.
In terms of accessibility, SQ Res boasts two Mass Rapid Transit (MRT) stations within its reach: Fatmawati and Lebak Bulus. This area is also located near the Park and Ride South Quarter, with a shelter for Transjakarta buses which will take commuters to the two MRT stations of Fatmawati and Lebak Bulus. In addition, the JORR toll road leading to the Soekarno Hatta International Airport means speed and connectivity to all areas within Jakarta.
Intiland’s management is optimistic that the development of SQ Res will cater to the needs in the market for modern and convenient residential areas. SQ Res is currently developed by Intiland in collaboration with Government Investment Corporation (GIC) of Singapore. GIC Singapore is an investment institution under the government of Singapore, and it is Intiland’s strategic partner in the development of South Quarter area.
Intiland has completed the first phase of the development, involving a land of 4.4 hectares. The first phase development encompasses three office towers, each 20 floors high, with a total building area of 123,000 m2 and supporting retail facilities in the shape of a 12,500 m2 dome. This facility serves as a food and beverage center and also a center for doing business.
South Quarter is an integrated office area that highlights the concept of sustainable workspace that is more convenient and conducive to productivity. South Quarter has been uniquely designed to feature environmentally-friendly fixtures and is one of the green buildings in Jakarta that have received the GOLD certification for Design Recognition from the Green Building Council Indonesia (GBCI).
