Three Flagship Projects
The groundbreaking ceremony marked the beginning of the development of three flagship projects in the IKN area. The first project is the development of the Grand Whiz Nusantara mixed-use area, which integrates hotel facilities, serviced apartments, retail areas, a sports center, and food and beverage amenities. The second project is the Nusantara Quarter, a Transit-Oriented Development (TOD) area that integrates residential, office, and commercial spaces with public transportation access. The third development is a residential area with a golf course facility called Royale Nusantara Golf Resort & Residence.
“All of our project developments are designed with a focus on environmentally friendly principles and energy efficiency, in line with IKN’s vision as a sustainable forest city,” said Theresia Rustandi.
According to Theresia, the Grand Whiz Nusantara mixed-use area is being built on a 0.72-hectare site, consisting of 50 serviced apartment units, 50 hotel units, offices, retail areas, a gym and swimming pool, as well as food and beverage facilities. The design of Grand Whiz Nusantara maximizes the use of openings in the building facade to enhance air circulation and natural lighting.
Grand Whiz Nusantara has strategically placed plants that serve as shading to provide comfort and coolness. There is also a convenient and integrated pedestrian pathway that acts as a connector, making mobility easier and enhancing interaction among users.
Grand Whiz Nusantara has allocated 47% of the land area for green open spaces, which can be used as public socialization areas, along with facilities that can be accessed and utilized by people of all ages. A variety of modern and complete facilities and infrastructure are also available to support residents’ needs, creating a high quality of life in this new, dynamic environment.
The next project is the development of the Nusantara Quarter TOD area on a 6.7-hectare land. Prioritizing integration and functionality between buildings, this TOD area is built with the advantage of a concept that emphasizes transit interchange, walkability, green open spaces, and sustainability.
The initial development plan includes office buildings occupying an area of approximately 2.2 hectares, apartments on a land area of around 3.3 hectares, and low-rise developments for retail or commercial purposes on approximately 1.2 hectares. Additionally, a plaza or open green public area will occupy up to 46% of the total area.
“The development of the TOD (Transit-Oriented Development) area will enhance pedestrian accessibility to available public transportation hubs. We are creating open spaces designed to foster a green and lush atmosphere in the area,” said Theresia.
In the next phase of the project, the Company will develop the Royale Nusantara Golf Resort & Residence, a residential area equipped with a golf course covering approximately 200 hectares, 70% of which is designated as green open space. This area offers numerous advantages, including low-density housing, a lush and exclusive environment, and integrated access to public transportation.
Occupying an area of 100 hectares, this 18-hole golf course can be expanded to 27 holes. Meanwhile, the residential area will cover 100 hectares and is expected to provide around 800 to 1,000 housing units.
According to Theresia, the development of this international-standard golf course will become a major attraction for golf enthusiasts from both within and outside the country. The presence of this facility is expected to contribute to making IKN a world-class city, which can become a destination while also contributing to the economy of the Nusantara Capital City.
“We hope that the development of these projects will proceed smoothly and in line with the set targets. We seek the support of all parties and stakeholders so that this development can provide maximum benefits to the community,” Theresia added.
Intiland remains committed to applying the highest standards in all of its projects. The construction of these three projects is expected to serve as a model for innovative and environmentally conscious property development, providing added value for residents and the surrounding community.
